A Wall

We have had the house up for sale, off and on, for the three years we have lived here. Every time someone goes through it it seems there is just one major hang-up. One thing they don't like and they either can't change it, or they don't want to do the work. I can't blame them, because as much as I love it here, I have those hang-ups too. Mine is the backyard. It isn't kid-friendly and most of it is useless.

For a lot of other people, it has been the lack of RV parking. There is also a great garage in the back, but no good way to get there. So this fall we decided to remedy our parking problem and get an RV pad. We have gotten a few quotes over the years and they have all been so ridiculously high that we didn't really consider it a possibility. But someone gave Tim a referral for a cement guy that was desperate for work and would give us a great deal.

Enter Michael L. Smith, and his pal Jimmy. He did give us a great quote. It was to pour footings, build a 10-foot tall retaining wall, back-fill, compact, and then do flat work on an RV pad, and a ramp and large sidewalk leading to the suspended garage.

Unfortunately, he didn't build a secure form for the wall and our cement blew it out. So then we got to pay extra to have Heath Mote come and reinforce the re-bar skirt and use metal frames to pour a new wall. Then Michael came back at Tim's insistence and did the gravel back-fill and almost all the of the flat work on Halloween. We still have to hire someone ELSE to come and finish the saw cut joint lines, because Michael is MIA. As flaky as Michael has been, Tim still likes the charismatic guy.

So, a few months later, a few thousand dollars extra later, and an unbelievable amount of stress and work (and head-into-cement-mixer-chute injuries) for Tim later, the RV pad is finally finished. Now we just have to build stairs on the Wheeler's property (to replace the ones we tore out because they were halfway on our property), raise the level of the grass at the bottom, and plaster the outside of the wall and then the whole project will actually be done. Hopefully the sprinklers still work in the spring - since day number one on the job, our main line got broken.













Don't worry, Tim got to tear down most of this wall himself.

A before and after post

We bought the house we live in last summer on a foreclosure with the intention of fixing it up and getting it back on the market as soon as possible. Since I love it here I haven't been in too big of a hurry.

We were super smart and didn't take a single picture of the house before we started working on it. In our own defense, we started working on it before we even actually bought it. The befores below are from the appraisal that was done when we purchased the house. I don't think they really do justice to how much work needed done.

There are certainly more things we would have done if we were going to make this our permanent residence, but instead we put it up for sale. About a month later we got an offer.

So now all we need is a new place to live!

Here's a rundown of before and after photos with a few descriptions.

Before: The exterior
 
After: Sprinklers, grading, curbing, grass, plants. This was a major chore for Tim. After he got the yard all leveled and ready for grass there was a huge rainstorm that ruined a lot of it - exposed a lot of the sprinkler lines. And it took the topsoil right down the hill, so it was a hard fix.

After: Landscaping, new bottom deck, new railing and some tile work on top deck, new plaster.

After: Paint, wainscoting. I also refurbished that buffet, best $10 I ever spent. There is a piano there now, thanks Granny!

After: Tile, paint, granite, mirror. We (read: Tim) also handscraped all the old grout out of the shower and bath tile and did new grout to match the floor, and changed out the decorative tile border to match as well. This is my favorite after. I'm not happy about leaving this bathroom behind. :)

After: New deck, handrail and stairs.
 
No before, just an after of a bedroom. New carpet, paint, mouldings, etc... And I made that toddler bed, how crafty am I!
 
No before. Finished a large bedroom, bathroom, and linen closet in a portion of the unfinished basement. We hired someone to do the drywall and plumbing - we did the rest.

 
So now I'm tired of uploading pictures. Those were most of the big ones, anyway. Sayonara, Perry.

Wedding Bells

Over the course of last week and weekend I had the opportunity to shoot this pretty couple's bridals/groomals? and wedding. It was so fun and I am just so happy for them. The bride and my family have been planning the wedding all summer. We were down to the wire getting things set up, but in the end it was fun and romantic and I think such a beautiful wedding is a sign of good things to come.

From the floor in the master bedroom, because that's where the internet works

We moved into the new place last weekend. There is still a lot of work to do, but it is starting to feel like we own a house again, and we also live in that house. Please ignore the air compressor in the great room, the saws on the deck, and the stacks of clothes sitting just outside the not-yet-painted closet. Focus instead on the reason I might, just maybe, but probably won't be able to, convince Tim that he wants to live here for a long long time.

  

These are all views from the deck. And maybe I should apologize in advance to people who don't like pictures of sunsets and such...there will probably another few of these posted. Like, one a day or so.

Gluttons for punishment

Well we bought another house! Two houses away from the one we were going to rent. And actually, we don't close for another couple of weeks. But we found a house we like in an area that we (I) really like and we're movin' in. Eventually.

First we have to...
Grade the yard and add a ton of dirt. At least sixty tons to be more specific.
Put in a yard including sprinklers, sod, and trees.
Build a deck.
Paint the entire house.
Redo or finish all the finish work that the previous owners never did or did really really poorly. (Tile work, baseboards and trim, countertops, that kind of thing)
Refinish the hardwood.
Finish the basement? Hope not.
